Property size
Larger properties require more furniture and more installation time. A 600 sq ft condo and a 2,500 sq ft detached home need very different amounts of inventory to feel properly staged throughout.
Number of rooms staged
The living room, primary bedroom, and main living areas have the greatest impact. Staging every bedroom adds cost but also adds value in properties where room count matters to the buyer profile.
Vacant vs occupied
Vacant staging costs more because we furnish from scratch. Occupied staging supplements what is already there. The gap in cost is significant, occupied staging starts at $800, vacant staging at $1,500.
Property price point
A $600K condo and a $3M Rosedale home require different inventory. We match furniture quality and style to the property and its buyer profile. Luxury properties are quoted individually based on scope.
Neighbourhood and buyer profile
The furniture and styling that resonates with a Forest Hill buyer is different from what works in a North York condo building. We stage for the specific buyer, not from a generic template.
Rental period
Standard packages include 30 days. If your property needs more time, monthly extensions are available. Most staged properties sell within the standard period, but extensions are straightforward to arrange.
