We look at your address, property type, service needed, and timeline. For most properties, our estimate is your fixed price. For larger homes or partial stagings, we may book a quick complimentary consultation, in-person or by phone, to confirm the exact number.

What does home staging
typically cost?

The ranges on the right are typical starting points. Your exact quote depends on the number of rooms, the scope of inventory needed, and whether the property is vacant or occupied.

As a rule: staging typically costs 1–2% of the listing price and returns an average 7.1% above asking (NAR 2025). For most Toronto properties, staging pays for itself many times over.

We respond to all estimate requests within 1 business day, usually faster. For most properties, a fixed-price quote requires no site visit. We will reach out by email or phone (whichever you prefer) with your number.

Yes, completely free, no obligation, and no follow-up sales calls. If you want to proceed, you let us know. If not, that's the end of it. We find that people who receive our quotes tend to move forward on their own, no pressure required.

We offer same-week availability for most projects. For the smoothest experience, reaching out 1–2 weeks before your photography date gives us time to select and prepare the right inventory. For luxury estate properties, 2–3 weeks is ideal. That said, if your timeline is tight, contact us and we will do our best to accommodate.

A full vacant staging package includes: furniture, artwork, mirrors, area rugs, lighting, bedding and textiles, kitchen and bathroom accessories, decorative objects, full delivery, professional installation in one day, and removal after the sale. There are no separate delivery or removal fees, the quoted price is all-in.

Yes, many of our projects are booked directly by realtors on behalf of their clients. We can coordinate with your agent, work around listing photography schedules, and provide invoices addressed however is most convenient. See our For Realtors page for the full programme.
