We go through every room together, living areas, bedrooms, kitchen, bathrooms, and entry. You'll see your home the way a buyer will see it for the first time.

Written action list

You leave with a clear, prioritised list of what to do before listing, what to remove, rearrange, repair, and refresh. No vague advice. Specific, actionable next steps.

Honest staging recommendation

We'll tell you what level of staging, if any, will move the needle on your sale price, and what it will cost. No upselling. If the home is ready as-is, we'll say so.

Furniture & layout advice

If you have existing furniture, we tell you what stays, what goes, and how to rearrange to maximise the sense of space and flow, a common issue in occupied homes.

Yes, completely free, no strings attached. There is no minimum spend required and no obligation to book staging after the consultation. If you want to proceed, great. If not, the advice and action list are yours to keep.

Most consultations take 45–60 minutes for a standard home. Larger or more complex properties may take up to 90 minutes. We'll let you know when we confirm your booking.

No, we ask that you don't pre-stage or tidy up beyond your normal routine. We want to see the home as it typically looks, so our recommendations reflect what buyers will actually encounter. If you've already decluttered, that's fine too.

Yes. And we'll be honest. Some homes benefit enormously from full vacant or occupied staging. Others just need a few adjustments and some photography prep. We'll give you our genuine assessment of what will move the needle on your sale, not a blanket recommendation to stage everything.

Absolutely, we encourage it. Having your realtor present means everyone is aligned on the staging strategy before listing. Many of our strongest client relationships start with a joint consultation.

We typically schedule consultations within 3–5 business days of your request. If your listing timeline is urgent, let us know in the notes field and we'll do our best to accommodate.

A consultation is advice, we walk through, assess, and give you recommendations to act on yourself (or not). A full staging is where we supply furniture, artwork, and accessories from our 10,000 sq ft warehouse and furnish the property professionally for the listing period. Many clients start with a consultation and then book full staging based on what they learn.
